Keswick South continued to lead the pack in home sales in Georgina, claiming 20 of the 70 home sales. The big, striking movement in the market came from Sutton & Jackson’s Point, which lagged behind the leader by only 4 home sales.

  • 12 homes were sold in Historic Lakeshore Communities
  • 8 homes were sold in Keswick North
  • 20 homes were sold in Keswick South
  • 9 homes were sold in Pefferlaw
  • 16 homes were sold in Sutton & Jackson’s Point
  • 1 home was sold in Virginia

The Role of New Homes for Sale in Georgina

Percent of Total SalesNew home sales have been playing a major role in market pricing and volume among homes for sale in Georgina.

  • Both Sutton & Jackson’s Point, and Keswick South have seen a large volume of new home sales transacting through the pipeline of the Multiple Listings Service. These transactions set the tone for both pricing and volume trends.
  • Lakefront areas, such as Virginia and Historic Lakeshore Communities, as well as niche rural areas like Baldwin, have been experiencing slower transactions, but these areas tend to pick up towards the end of the spring market.

The Role of Excess Demand in Georgina’s Real Estate Market

Excess demand is playing a larger role in Georgina’s real estate market on a daily basis. The ratio of sale price to list price is growing at an increasing rate.

High-value transactions are becoming more prominent with the beginning of the spring market in Georgina, with homes for sale in Belhaven and Historic Lakeshore Communities paving the way for high-priced transactions close to the one-million dollar mark.

The high volume of real estate traded in Sutton and Jackson’s Point, paired with its low average sale value, seems to be a reflection that one of the largest areas of demand exists within the $250,000-$350,000 price range.

Excess demand also becomes apparent in the $400,000-$600,000 price range in the Keswick South area, which appears to be consequence to federal down-payment legislature.
